Negotiated
Under this contracting method, we provide you with our services based on actual costs plus an agreed-upon percentage or fixed fee. When we set our plans and define the project scope with you, we establish a guaranteed maximum for the job and stick to it. We don’t overbill, because no one likes surprises like that.
Advantages of hiring Story on a negotiated basis:
- We have more ability to positively affect and control project costs, clarifying and satisfying your expectations by working with you and the designer through an efficient, collaborative approach.
- Our involvement starts during the pre-construction phase, where we can provide valuable input on the time and cost of design and construction decisions, scheduling, and the purchase of critical materials and long lead-time items, and start coordinating construction activities.
- Since actual construction can start before we complete the final plan, this “fast-track” approach means your new facility will be online in the least possible amount of time.
Competitively Bid
We usually think of competitively bid construction as the “traditional” method of project delivery in our industry. Typically, a general contractor’s bid is in the form of a lump-sum contract based on completed drawings.
